Plot Vastu

A regular, squarish plot maps cleanly onto the Vastu Purush Mandala (the traditional grid used to align construction with directional energies), supporting better design planning. Irregular shapes are also simply harder to build on efficiently. The two considerations tend to reinforce each other.

Neither is read in isolation. Direction affects entrance placement, sunlight, and where the Brahmasthan (the plot's central zone, traditionally kept open) falls relative to the boundary. A well-shaped plot facing an unfavourable direction, or vice versa, both deserve a closer look.

East- and North-facing plots are traditionally preferred, largely due to sunlight exposure through the day. South- and West-facing plots aren't poor by default — they're workable with the right entry point planning, which often matters more than facing direction alone.

Yes — this is as much practical as traditional. A gentle slope from South to North or West to East is generally favourable, aligning with natural drainage and sunlight. A pronounced slope the other way tends to raise both Vastu concerns and real site-engineering costs.

Common flags include a plot facing a T-junction or dead-end road, sites directly opposite burial or cremation grounds, and plots boxed in by taller structures blocking North or East sunlight. None are automatic disqualifiers, but worth knowing before, not after, possession.

Often, yes. Some doshas (deviations from ideal placement) can be meaningfully addressed later through layout and entry planning. Others — like an unworkable shape or severe adverse slope — are harder to correct and are better reflected in price, or avoided altogether.

Vastu is best treated as one input, not the deciding factor. Well-shaped, well-directioned plots do tend to see broader buyer interest at resale. That said, location, legal clarity, and market demand will generally influence returns more heavily than Vastu alone.

Typically, the plot's layout or site map with measurements, its orientation, any available slope information, and photos of the immediate surroundings. If the plot sits within a larger layout or society, that development's overall plan is useful too.
